Home/For owners
You'll always know what your rental is doing.
We run the whole thing: leasing, rent, repairs, renewals and the books. You get one statement a month, a draw by the 10th and a portal you can check any time.
Money in
Money out
All of this comes with the flat fee.
The only extra charges are tenant placement and lease renewals, and they're listed on the pricing page.

Same rhythm, every month.
From rent day to your draw, here's what happens and when.
Autopay runs and reminders go out to anyone who isn't on it.
Funds clear into the trust account. You see each one in the portal.
Anything unpaid gets a late fee per the lease and a call from us.
Last month is reconciled. Every repair invoice is matched to a receipt and a ticket.
Last month's statement posts and that month's draw goes to your bank the same day.
Check in whenever you like. Or don't.
The portal is there for the owners who like to look and quiet for the ones who don't. Either way, you get a short email when something needs you.

"Our fourplex used to eat my weekends. Now I read one statement a month and approve the odd repair."
Owner of a fourplex in Durham
Good to know.
Can you take over a home that already has a tenant?
Yes. We take over the lease, the deposit and the records, introduce ourselves to the resident and get them set up in the portal. Rent carries on without a gap.
Who decides on repairs?
You set an approval limit. Routine jobs under it go ahead and show up in your portal. Anything over it waits for your OK, unless it's an emergency that can't wait, like an active leak.
Where is my money held?
Rent and security deposits sit in a separate trust account at a federally insured bank, as the North Carolina Real Estate Commission requires of every licensed firm that handles rent. Our property managers are licensed NC real estate brokers. Your draw goes out by the 10th.
Is there a long contract?
No. You can end our agreement with 30 days' notice and no cancellation fee.
